1. Provider

2. Subject

The Provider supplies accommodation services to the Guest for the selected room type and period. The contract is concluded once payment has been received and a confirmation email is sent.

3. Prices & Payment

• Prices are quoted in EUR and are gross amounts including 5% accommodation VAT and the 4% Budapest tourist tax (IFA).
• Online payment by credit/debit card via Stripe's secure environment.
• An e-invoice is issued via Számlázz.hu and emailed to the Guest.
• The booking is only confirmed once payment has been received in full.

4. Rate Types

• Refundable — see the Cancellation & Refund Policy.
• Non-refundable — discounted rate; no refund on cancellation.

5. Check-in & Check-out

• Check-in: from 15:00 on the arrival day.
• Check-out: until 11:00 on the departure day.
• Online check-in via the link sent after confirmation.
• Valid ID or passport required at arrival.

6. Guest Obligations

• Proper use of the room and common areas.
• Smoking is prohibited throughout the building — a EUR 100 cleaning surcharge applies for violations.
• Quiet hours between 22:00 and 07:00.
• The Guest is liable for damage caused intentionally or negligently.

7. Provider Rights

The Provider may terminate the contract and remove the Guest for serious house-rule violations or threats to the safety of others. No refund is due in such cases.

8. Liability

The Provider's liability follows the hotelier-liability rules of the Hungarian Civil Code. Valuables should be stored in the reception safe.

9. Force Majeure

Neither party is liable for a breach caused by force majeure (e.g. natural disaster, pandemic, authority order).

10. Disputes

Parties seek to resolve disputes amicably. Consumers may contact the Budapest Conciliation Body: bekeltet.bkik.hu or use the EU ODR platform: ec.europa.eu/consumers/odr.

11. Data Protection

Personal data is processed under our Privacy Policy.

12. Final Provisions

Matters not regulated herein are governed by Hungarian law. The Provider reserves the right to amend these terms; amendments take effect upon publication.
